ARRANGE A VALUATION
Millers offer a free, no obligation factual and accurate appraisal of your property based on current market conditions. Our experienced valuers provide a valuation based not only on their in depth knowledge of Epping Town and surrounding areas, but also utilize our extensive database of recently sold properties.
INSTRUCTION OF AGENT& PROPERTY DETAILS
Having received your valuation and being satisfied with the figures and terms, we then proceed to prepare marketing details. Bearing in mind the importance of presentation, we ensure your sales details highlight the important aspects of your property and that your home is shown to its best advantage with the aid of full colour photographs and 2D & 3D floorplans. We are also able to exhibit a professionally prepared virtual tour to feature on our website.
As soon as you have approved our draft property particulars we will then be in a position to commence active marketing and receive prospective purchasers. Viewing appointments are made by our professional sales team to suit our vendors requirements, we offer an accompanied or chaperon service and we are happy to conduct viewing on your behalf, if you would rather not do so.
FOR SALE BOARDS
The most effective method of marketing your property is to have a for sale board, these marketing tools are available 24 hours a day and never sleep.
THE GUILD OF PROPERTY PROFESSIONALS
Millers have been selected from the stock of local agents to represent The Guild of Professional Estate Agents in the Epping Forest District. This gives us access to a network of 750 individual estate agents, whom are able to recommend our services, throughout the UK.
BESPOKE PROPERTY MAGAZINE
We produce a high quality and glossy magazine, printed every 6-8 weeks. We distribute the journals to local coffee shops, restaurants, car show rooms, doctors, dentists and the like.
We offer individual and professionally built video tours of all of our properties with accompanied voice overs by professional voice artists.
Applicants are able to view your property video and particulars via our iPad on appointments.
The Internet is an agents primary source for purchasers, responsible for approx 94% of their inquiries. An agent cannot have too many websites, although most will only subscribe to either Rightmove or Zoopla. We use all of the following:
OFFICE WINDOW DISPLAY
We use a 40" (anti-glare) full colour monitor, suspended in the middle of our main window. This displays all of our properties on a strict rota including internal and external photographs and the relevant floorplan. This is used alongside large A3 full colour window cards of our freshest instructions and price reductions that will tempt the greatest footfall.
Various landscape and portrait designs which include lots of internal and external photographs and floorplan. We find that NOT using the same old format helps keep our properties fresh.
3D & 2D FLOORPLANS
Applicants love to see floorplans and we provide these at NO extra charge, providing we have had the time before a sale is achieved.
We use a LIVE estate agency software package to ensure that your property is just a click away from any of our registered applicants. Remotely if we are not in the office.
We keep our mailing list up to date by telephone and e-mail and are even able to send PDF's of full property details direct to the applicant’s smart phones, hand held and tablet PCs
We currently have a double page advert in the West Essex Property Mart. A double page advert in the Epping and Theydon Bois Life magazine and we advertise in a number of local publications. We are very keen to support the local community and we sponsor a number of local organisations; Epping Primary School is a good example.
SEVEN DAY OPENING
When instructed, your property will be fully marketed by both our Epping & Ongar branches which we believe are the only local agent open 7 days a week (Sunday's between 10:00 and 13:00 Hrs).
ENERGY PERFORMANCE CERTIFICATES (E.P.C)
Finally it is a legal requirement that property on the market holds a valid Energy Performance Certificate (EPC). This is something that we are able to arrange for you and we would organise our assessor: Mr Barry Rolfe of EPC & Inventory solutions to contact you directly to book an appointment.
Our fees are based upon the sale-ability of the subject property and the terms surrounding its marketing. We do not believe in being the cheapest agent in town but we are adamant that we will be the BEST VALUE FOR MONEY.

We pride ourselves on our conscientious sales management. We aim to keep you regularly updated regarding the sales process right through to completion and liaise with your purchaser, the legal representatives, surveyors and mortgage lenders in order to ensure that your sale is progressed as smoothly and as stress-free as possible.
Any offers we receive are qualified and you are verbally notified promptly. Our competent sales team will negotiate between you and your prospective applicant in order to achieve the strongest buyer and the very best possible price. We will inform you of the position of the buyers and liaise with you until an accepted offer has been agreed. Should you require your sale to be completed by a certain date, this is when you should notify us and we will endeavor to satisfy your request wherever possible.
At this stage, you should also provide your list of Fixture and Fittings which will be negotiated separately between the solicitors and forms part of the final contract.
At this point (if you have not already done so), you will need to instruct a solicitor and, should you require assistance, We will only be too pleased to recommend professional tried and tested company.
The solicitors will then write to all parties and the buyers will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyers’ mortgage offer (if required) will also be subject to the results of the survey.
The sellers’ solicitors will request the TITLE DEEDS from the lender (if appropriate) or yourselves as the seller and the FIXTURES AND FITTINGS form must be completed at this stage.
The solicitors draw up the DRAFT CONTRACT which sets of the Terms of the Sale and sends it to the buyers’ solicitor together with all relevant documents. Any inquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked and LOCAL SEARCHES carried out. Once the draft contracts have been approved, it can be signed by both parties.
EXCHANGE OF CONTRACTS
As long as the mortgage offer has been received and cleared funds placed with your buyer’s solicitor, a mutually convenient date can be agreed upon for the exchange of contracts.
COMPLETION OF THE TRANSACTION
The completion and your actual house move and take between 7 to 28 days depending on the buyers, sellers and their respective solicitors.
