What references will I have to provide?
We apply for references through ‘RENTSHIELD’ a Referencing agency where each applicant is carefully assessed. This means that the agency will search public records and check to make sure that there have not been any previous rent arrears, damage or outstanding debts. They will require the following information.
(An application form is available from our office).
1. Right to Rent
It is now law to carry out a formal check to make sure that applicants have the legal right live in the UK, we also make sure that our tenants are not of dubious character or are currently wanted by the Police; we shall require a copy of your passport / driving license and a utility bill.
2. Bank Reference
‘Rentshield’ check the banking system to make sure that you have no adverse credit. Overdrafts do not normally cause a problem.
3. Employer’s Reference*
You will be required to supply details of your employers or in the case of self-employment, your Accountant’s details. If you are contracted for a fixed period, please supply a copy of your contract.
4. Tenancy Check
We will ask your last landlord or letting agent to supply Millers with a reference concerning your previous addresses.
*We may request further information about your employment and request wage slips, contract of employment or a P60
How much will I be expected to pay?
We charge an administration fee of £150.00 plus VAT £180.00 to arrange the tenancy. We also charge £85.00 plus VAT £102.00 for each applicant over the age of 18 years. Each occupant will be referenced and included on the tenancy agreement (this is standard practice in the letting industry and coincides with property law).
HOLDING DEPOSITS (HD)
Will I need to provide a holding deposit?
Once terms have been agreed a holding deposit will be required, which is equal to half of the first month’s rent. If a property is to be held for an applicant whilst references are obtained, we will expect a non-refundable HD.
DAMAGE DEPOSIT (DD)
One and a Half months rent up front
For every tenancy we take one & a half months’ rental payments in advance. Unless you have pets, then two month’s rent will be needed. After you have moved into the property the HD will automatically become part of your damage deposit (DD)
Can I have a refund?
If you are declined by the landlord, for no fault of your own, we would expect the landlord to refund the administration fee; however, if you withdraw from the tenancy, you will forfeit the administration fee and holding deposit in full.
If you fail the credit score or references, we will NOT refund the administration fee or holding deposit.
What you will be required to sign?
A pre tenancy contract will be prepared which confirms the terms of your offer. A copy of the tenancy contract and a copy of the Inventory and inventory Disk containing photographs. ALL Tenants will be required to sign every document before they move in. All our Tenancies fall under The Housing Act 1988.
Who pays for Gas, Electricity etc?
In both furnished and unfurnished properties, you will be required to pay for all the utilities including Electricity, Water Rates, Gas, Telephone and The Council Tax during your period of Tenancy. In Leasehold properties the Landlord is responsible for the payment of ground rent and service charges. We will check with all utility companies to confirm final bills are paid before your DD is returned.
LENGTH OF TENANCY
Minimum & Maximum periods for a Tenancy?
Under The Housing Act 1988, the law requires any tenancy to be for a minimum period of six months. The maximum period is determined by mutual agreement.
What rights of privacy will I enjoy during my Tenancy?
Under The Housing Act 1988, the Landlord is required to allow you to enjoy your privacy and must give you reasonable notice if he/she wishes to carry out an inspection at any time. Properties that are managed by Millers Epping are inspected periodically by a member of our property management team.
Will I be allowed to keep pets at the property?
In most cases this is unlikely however some Landlords will allow pets if you offer an extra damage deposit.
