AVOID THIS LETTING AGENT, As a property investor i deal with many agents, and Millers is the Only foold & Horses of Epping. The staff Blame tennats then blame landlors with no consistency. They allowed a tenant to leave and threaten us and say the house was unsafe. We got a engineer and everything is 100% fine and new tennants are in and happy. I had to use another agent from Epping, The lady Sereena is not a nice human being and will not be able to assit you as a landlord or a Tennants as she couldnt even coordinate a plumber to visit the house. Epping is full of great agents, but i feel bad in saying this is very bad one., AVOID.

Maddie was incredible. She knew exactly what I was looking for and within a few minutes of chatting she’d found the perfect property for me. I had quite specific requirements (wheelchair accessible for my son with a downstairs bedroom and bathroom). Her receptiveness, knowledge of the area and amiability make her stand out in terms of other agents. I would recommend her as first port of call if you are looking to rent in the area.

The sale was made at the bottom end of the agreed range 450k-475k. The buyer pulled out on the first sale at the eleventh hour due to the assylum seekrs problems in Epping, but Millers quickly produced a second buyer (same price). All the Millers staff I dealt with were pleasant and helpful so its hard to single out an individual.

Terrible customer service. Called to enquire about a property, and was hung up. Called back and was consequently told the property had multiple offers so to make an enquiry online. Bring on the age of the machines

Very disappointing experience with Millers. Luke in particular was rude and unprofessional throughout the process. Instead of being helpful or communicative, his attitude made the whole experience frustrating and uncomfortable. It genuinely felt like they were doing their best not to sell the house to me — poor communication, lack of cooperation, and no real effort to move things forward. I would not recommend Millers based on this experience and would think twice before dealing with them again.

As the owner of the property, jointly with my wife, I feel it is important to respond to clarify a number of points and correct several inaccuracies. We received multiple offers on the property, including two at the full asking price, one of which was from a confirmed cash buyer. We also received two offers below the asking price. In a very challenging market, this level of interest reflects both the property’s value and the quality of the marketing undertaken. Your offer was significantly below the asking price and, in that context, was not one we wished to pursue. That decision was made by us as the owners and communicated accordingly. Given the valuation difference, it was unclear why a further viewing was being requested when your offer suggested the property was not considered to be worth the asking price. Luke and the wider team acted entirely on our instructions and, in our experience, provided a high standard of service. They generated strong interest, handled a high volume of enquiries, and secured multiple offers — something that should not be overlooked given current market conditions. While I do not usually respond publicly, some of the statements made do not align with the facts as we understand them. At no point was there any intention to mislead, and the handling of the sale was both professional and transparent from our perspective. We appreciate that unsuccessful offers can be disappointing, but we are confident that the process was handled appropriately and fairly. We wish you the very best with your ongoing property search.

Guide for Landlords

The Process

Once we receive an instruction from you, we will immediately inspect your property and undertake a rental valuation. During the inspection, professional photos will be taken in order that they can be used for marketing the property.

We will discuss with you how much we realistically feel you could achieve for the property in terms of rent levels. From our experience, we believe in carefully sourcing the right tenant for your property.
Before a property can be let, there are several matters which you will need to deal with to ensure that the tenancy runs smoothly and also that the law is complied with. These are listed below.

Mortgage/Leaseholds

If your property is mortgaged, you should obtain your mortgagee’s written consent to the letting. They may require additional clauses in the tenancy agreement of which you must inform us. If you are a leaseholder you should check the terms of your lease and obtain the necessary written consent before letting.

Energy Performance Certificates (EPC)

It is unlawful for a residential property to be let without a current EPC. Currently it is a requirement for the property to receive a rating  between a A and E, unless the property is granted an exemption ie. Listed building.  

Insurance

You should ensure that you are suitably covered for letting under both your buildings and contents insurance. Failure to inform your insurers may invalidate your policies.

Council Tax

Council tax is the responsibility of the occupier. You should inform your local council that you are leaving the property. During vacant periods the charge reverts to the owner.

The Inventory

It is most important that an inventory of contents and schedule of condition be prepared, in order to avoid misunderstanding or dispute at the end of a tenancy. Without such safeguards, it will be impossible for the landlord to prove any loss, damage, or significant deterioration of the property or contents.

Income Tax

When the landlord is resident in the UK, it is entirely his responsibility to inform the HMRC of rental income received, and to pay any tax due. However, where the landlord is resident outside the UK during a tenancy, unless an exemption certificate is held, we as landlord’s agents are obliged to retain and forward to the Inland Revenue on a quarterly basis, an amount equal to the basic rate of income tax from rental received, less certain expenses.

Gas Appliances & Equipment

All gas appliances and flues in rented accommodation must be checked for safety within 12 months of being installed, and thereafter at least every 12 months by a competent engineer (e.g. Gas safe registered, gas installer).

Maintenance: There is a duty to ensure that all gas appliances, flues and associated pipe work are maintained in a safe condition at all times.

Records: Full records must be kept for at least 2 years of the inspections of each appliance and flue, of any defects found and of any remedial action taken.

Copies to tenants: A copy of the safety certificate issued by the engineer must be given to each new tenant before their tenancy commences, or to each existing tenant within 28 days of the check being carried out.

Electrics

Since 2021, it has been a legal requirement for all rented properties to have a valid Electrical Safety Installation Report (EICR) undertaken within the previous 5 years.

Appliances

Similarly, appliances such as washing machine, fridge freezer, cooker, dishwasher etc. should be in usable condition. Repairs and maintenance are at the landlord’s expense unless misuse can be established.

Decorations

Interior decorations should be in good condition, and preferably plain, light and neutral.

Gardens

Gardens should be left neat, tidy and rubbish-free, with any lawns cut. Tenants are required to maintain the gardens to a reasonable standard, provided they are left the necessary tools. If your garden is particularly large, you may wish us to arrange maintenance visits by our regular gardener.

Cleaning

At the commencement of a tenancy the property must be in a thoroughly clean condition, and at the end of each tenancy it is the tenant’s responsibility to leave the property in similar condition. Where they fail to do so, cleaning should be arranged at their expense.

Keys

You should provide one set of keys for each tenant. Where we are managing we will arrange to have duplicates cut as required.
